Project Delivery
The Fieldside neighborhood is further broken up into seven development service permits – identified as Parcels A&D, B, C&E, F, G, HIJ 1, and HIJ2. At completion, this neighborhood will include 253 townhomes, 237 single family homes, six ponds, a clubhouse with recreation area, an 11,000 SF tot lot/amenity area, and interconnecting hiking/biking/pedestrian trails.
Site Planning
Lot counts triggered the need for two entrances into Fieldside, including a new traffic signal near the recently constructed St. Charles High School and Regency Furniture Stadium (a minor league baseball affiliate). A large wetland preservation area separates Parcels B and F, where large twin culverts and headwalls were constructed to preserve the natural flow of the wetland.

Project Oversight
SmartSite’s services included management and Owner’s representative responsibilities for sand and gravel extraction ahead of rough grading, rough grading to interim site conditions and finished grade packages for each Parcel, dry utility installation, paving, signage & striping, and landscaping stabilization. Additional SmartSite responsibilities included stakeout, E&S compliance monitoring, and daily collaborative efforts with the County, contractors, and building personnel.
Value Engineering
Prior to development of the Fieldside project, the heavily wooded property needed to be cleared. SmartSite recommended the Sustainable Forestry Initiative. Under a certified forester, the trees cleared produced enough certified SFI timber for downstream use to equal 25% of the timber required to build the homes in the neighborhood. Once the site was cleared, sand and gravel was extracted from the project site. These two strategies helped the project remain cashflow positive from the beginning.
